Is 2014 the right year to buy your dream French Property?

Looking back at the French property market in 2008 at the beginning of the credit crunch and property crisis, it seems an awfully long time ago and at that moment nobody could seriously have imagined the depth and longevity of the overseas property recession.  In 2014, some 6 years later we still talk of the ongoing effects of the property slump in France and in other European markets.

2007 and 2008 were very different places.  Buyers had to compete for good properties. Sellers offering French properties for sale, in most cases, were spoilt for choice and often able to dictate their selling price to the estate agents.  But things have changed and enticing conditions are finally coming together for potential buyers of French Property.  Could 2014 be the year to take the leap?

Uk properties are selling again and in some areas, very fast indeed with London properties in some areas returning to the days of selling the very same day they hit the estate agents books.  Interest rates remain critically low with excellent French mortgages available.  Sterling has reached new highs offering the best exchange rates for years.  More importantly, sellers finally have to accept realistic negotiations and the actual deals being done for French properties in the current market are really offering excellent value for money.

Inquiry rates at our Dordogne based estate agency in South-West France are up 50% year to date versus 2013.  Sales are likewise.  There has always been a desire to purchase properties in France throughout the crisis, it was simply that market conditions themselves restricted the actual ability for buyers to do so. 

The boot is still really on the buyers' feet in France but we now ask the question, for how much longer will this remain the case?

Dogwood in the Dordogne!

One evening last week I arrived at a new property which we have recently taken onto our books.  A charming and typical Dordogne property consisting of a "Corps de Ferme" comprising an L shaped farmhouse with the original house and a large converted barn.  To view the property on our website click our reference Dordogne Property Agency DPA3528

However, the reason for this blog entry is not about the property but instead to share the most magnificent tree I think I have ever seen.  In case like me, you are unable to identify the species, the tree shown in the pictures is an American "Dogwood" tree and therefore naturally not a native species to the Dordogne.  The large full white flowers are stunning and have much larger blossoms than the locally found Dordogne fruit trees (which it has to be said also look amazing) and therefore the impact was dramatic.

Why is this tree here?  Well, our vendor's father who recently passed away was an American and he brought the tree over and planted it next to the old stone well some 25 years ago and now it thrives here in the South-west France sunshine in all it's splendour.  I am sure that he planted it to provide years of pleasure and I wonder how he would feel today if he knew that it still gives joy to complete strangers?

Quite marvelous and good for the soul!

2 hours to spare between meetings and the wine cellar is restored !

Close to Bergerac and with some time to spare between Dordogne property visits and meeting clients and the boot of the car is now carrying a rather cheerful supply of some our excellent Dordogne wines.

A current favourite of ours is the charming 10 hectare "Chateau Les Marniéres" estate, located close to the village of St Nexan and close to Bergerac itself.  A traditional farmhouse and barns owned and run for 6 generations by the Gineste family.  Friendly and delighted to sell their excellent wines directly to the public.

Several cases of two delicious and full body "Pecharmant" reds and an obscene quantity of their beautifully crisp white Bergerac Sec now adorn the creaking boot of my car and make up the booty this time. The new “Cantons” or districts of the Dordogne

In France many people talk about which “Canton” or district their own town belongs to.  

But what is the exact definition of the term Canton? It is essentially an administrative and electoral division which originally should respect a geographical radius of 10 kilometres from its administrative centre.

In 2015, our Dordogne towns and villages will go through an administrative modification as the number of cantons will decrease.  This project was established primarily in order to balance a demographic equilibrium in the region and to stop the imbalance in certain sectors.

Our Dordogne region will decrease from 50 to 25 districts as of next year, in 2015. Each district will approximately have 16 566 inhabitants.

This new map will imply the total wipe out of some current districts such as Belvès, Sainte-Alvère, Verteillac and Jumilhac which will then be included in bigger ones.  This change will also generate an increase of the elected representatives – two per district instead of one currently – a man and a woman to respect gender equality.

Good or bad?  One thing is for sure – the locals are talking about it!

Le nouveau découpage des cantons en Dordogne

Un canton est une division administrative et  électorale  dont le rayon ne devrait pas dépasser 10 km du chef-lieu.

A compter de 2015, nos communes de Dordogne seront regroupées dans divers cantons modifiés du département.  Ce projet a été pensé et sera instauré principalement pour respecter une équité démographique et pour remédier à un déséquilibre dans les différents secteurs.

Ainsi notre département Dordogne va passer de 50 à 25 cantons l’année prochaine.  Chaque canton aura approximativement le même nombre d’habitants soit 16 566.


Ce nouveau découpage va impliquer la disparition de certains cantons tels que Belvès, Sainte-Alvère, Verteillac et Jumilhac qui seront en fait inclus dans de plus grands ensembles.  Le changement va également engendrer une augmentation des élus par canton.  On trouvera en effet deux élus – un homme et une femme – par canton au lieu d’un seul élu aujourd’hui.
